Wynn Al Marjan Island Unveils Ultra-Luxury Townhomes Ahead of September 2027 Opening

The four exclusive residences will offer up to 1,110 square metres of living space, private spa facilities and dedicated butler services at Ras Al Khaimah’s upcoming integrated resort.

Wynn Al Marjan Island has unveiled four ultra, luxury Townhome Accommodations as the resort prepares for its scheduled opening in September 2027. The new residences will form part of Enclave, the resort’s boutique hotel, offering guests an exclusive residential experience within the wider destination.

The townhomes will range from 630 square metres for two-bedroom layouts to 1,110 square metres for four-bedroom residences. Reservations will be available exclusively to selected guests, according to the company.

Inspired by the grand private residences of Paris, the townhomes are designed to combine residential privacy with access to the resort’s dining, entertainment, wellness and beachfront experiences. Guests will enter through a private Royal Foyer, with the residences positioned at the heart of the development.

“Townhomes move beyond the traditional idea of a villa or penthouse,” said Todd-Avery Lenahan, president and chief creative officer of Wynn Design & Development. He described the concept as a distinct category of accommodation, defined by privacy, scale and residential design.

Spacious residences with private spa facilities

Spread across two levels, the four townhomes are described by Wynn as the most expansive guest accommodations in its global portfolio.

Each residence will feature a primary suite and private spa facilities, including a hammam and tepidarium. Additional amenities will include grand living and dining rooms, a library, billiards salon, media room, contemporary kitchen and bar, alongside dedicated spaces for entertaining.

Outdoor areas will feature fully enclosed landscaped courtyards with multiple plunge pools, creating private retreats for guests seeking an elevated residential experience.

Lenahan said each townhome would have its own character, with bespoke details and carefully curated interiors designed to distinguish the residences from conventional luxury resort accommodation.

Enclave expands its luxury offering

The introduction of the townhomes further strengthens Enclave’s position within Wynn Al Marjan Island. With their addition, the boutique hotel will comprise 323 accommodations across suites, apartments, townhomes, and Marina and Ocean Estates.

Guests staying in the townhomes will benefit from access to a private beachfront, dedicated 24-hour butler and culinary staff, and private chauffeured transportation.

According to Lenahan, the residences extend Enclave’s concept of a destination within a destination, catering to guests seeking the privacy and comfort of a private home alongside the services and amenities of a luxury resort.

Wynn Al Marjan Island targets September 2027 opening

Wynn Al Marjan Island is being developed as the UAE’s first integrated resort, bringing together hospitality, dining, entertainment and leisure experiences on Al Marjan Island in Ras Al Khaimah.

The resort is scheduled to welcome guests in September 2027. Wynn Resorts has placed the project’s total construction cost at approximately $5.7 billion, following a $600 million increase in its estimated budget.

Wynn Resorts chief executive officer Craig Billings has said construction is progressing rapidly and reaffirmed the company’s commitment to the UAE despite regional geopolitical tensions. He also pointed to the country’s resilience and continued economic activity as factors supporting the project’s long-term outlook.

During the second quarter, Wynn contributed $48.1 million to the project’s joint venture, bringing its total cash contribution to $1.06 billion. The company holds a 40 per cent stake in the joint venture developing the resort.

With the addition of the four townhomes, Wynn Al Marjan Island is continuing to build its luxury accommodation offering ahead of its anticipated 2027 debut, positioning the destination to attract travellers seeking highly personalised hospitality and exclusive beachfront experiences.
