Mandarin Oriental Hotel Group is set to expand its presence in the UAE with the launch of Mandarin Oriental Downtown, Dubai, scheduled to open in October 2025. Located on Sheikh Zayed Road within the architecturally striking Wasl Tower, the development will combine a luxury hotel and serviced residences, the latter marking Dubai’s first Mandarin Oriental-branded residences.

The property will feature 259 elegantly designed hotel rooms and 224 serviced residences, each offering panoramic views of both the Arabian Gulf and the Dubai skyline. The Wasl Tower itself is poised to become a new architectural landmark, boasting the region’s tallest ceramic façade and an innovative twisted design equipped with energy-efficient technologies, including fins that enhance airflow and support sustainable cooling.

Among its standout features are a rooftop helipad, a two-level spa merging traditional healing practices with modern wellness innovations, and ten distinct dining concepts covering cuisines from French and Chinese to Greek and Italian, along with exclusive nightlife venues.

The serviced residences will be available for lease, giving residents access to Mandarin Oriental’s renowned hospitality, world-class amenities, and signature service, setting a new benchmark for refined urban living in Dubai.
